How Property Valuation Impacts Bank Financing

When you approach a bank for a mortgage or a secured loan, one document quietly decides how much you can borrow: the valuation report. Here's why it matters and how to get it right.

The valuation is the bank's anchor

Banks do not lend against the price you paid or the price you hope to achieve — they lend against an independent, professional opinion of value. The valuation report establishes the security the bank is taking, and almost every other term of the loan flows from it.

Loan-to-value (LTV) in practice

Lenders advance a percentage of the assessed value, not the full amount. If a property is valued at TZS 200,000,000 and the bank lends at 70% LTV, the maximum facility is TZS 140,000,000 — regardless of the asking price. An accurate valuation therefore directly determines your borrowing capacity.

An over-optimistic valuation that the bank rejects costs you time; an under-stated one costs you borrowing power. Independence and accuracy protect both sides.

What banks look for in a report

  • A registered, licensed valuer the bank recognises
  • A clear basis of value (open market and, often, forced-sale value)
  • Comparable market evidence supporting the opinion
  • Proper description of title, tenure and any encumbrances
  • Recent inspection date and photographs

Forced-sale value matters too

Banks also consider the forced-sale (or distress) value — what the property would realise if it had to be sold quickly to recover the loan. A well-prepared report addresses both, giving the lender confidence and speeding up approval.
